There are several companies that provide these services and you can choose whomever you like.  Most investors are using Equity Trust.  They are the nation's leading provider of self-directed IRAs and 401Ks, with over 128,000 clients in all 50 states and close to $10 billion dollars of retirement plan assets under administration.  Equity Trust was founded by a real estate investor 35 years ago and is certainly one of the very best for education, fees and management.

Your own "Private Bank"

One of the most common stumbling blocks to investing is not having enough funding to act quickly.  Imagine being able to create a funding source from which you could easily and quickly draw upon funds to finance your investments.  By utilizing the “private bank” concept, this vision can become a reality.

Recent estimates place over $4 trillion within IRAs, 401Ks and other qualified programs across the country.  These funds can become available to you through the utilization of self-directed IRAs.

The “private bank” concept is borrowing money from an individual’s IRA (not a financial institution) for investments.  For example, an investor can borrow money from someone else’s IRA to complete an investment and pay the IRA back an amount of interest that is agreed upon in advance.  Since IRAs are an exempt entity, interest earned on the money loaned is tax-free or tax-deferred, depending on the type of IRA.

Lending institutions, insurance companies and venture capitalists have used similar concepts to raise money for years.  By utilizing self-directed IRAs, you can apply this concept to your investments, allowing you to become more profitable.

50% Financing to Increase ROI

'No Doc' financing has been arranged so you can leverage your available funds to purchase two Key Property homes rather than just one and significantly increase your return.

Loan Terms:
  • 12% interest
  • 6 year loan  (fully amortized)
  • No qualifying for borrower (even retirement plans can get loans)
  • No pre-payment penalty
  • Key Property retained as property manager for duration of loan

Example below is a 3 Bdrm, 2 Bath home we sold in Palmetto, GA built in 2002.

This example shows that $60,000 essentially purchases one home or two and the ROI (Return On Investment) is the same at 13.96%...then the additional $7,240 that's required to purchase two homes, averages over 75% ROI for 30 years.  In other words, the additional $7,240 up front generates an additional $169,140 over 30 years.
